Offer #1 - close to list price, but unappealing terms.
Offer #2 - slightly lower than offer #1, but more appealing terms.
Guess who got the deal?
If you guessed Offer #2, you're right.
Buyers beware - if you love a home, it's not going to be there while you play games. If you're going to make an offer, make sure it's your best offer or you will lose the home.
Sellers beware - If you want to sell your home, it had better be ready to show on Day 1! The first showings are the most productive, and serious buyers are ready to move.
